About these terms
These Terms of Use (“Terms”) govern your access to and use of off-plan-ulo.online (the “Site”). By using the Site, you agree to these Terms. If you don’t agree, please don’t use the Site.
Who we are
The Site is operated by ULO Real Estate L.L.C., a licensed real estate brokerage in Dubai, United Arab Emirates (DED License No. 1122019, RERA ORN 32935). Registered office: Office 1202, Damac Executive Heights, Dubai, UAE. Contact: info@ulo.ae.
What the Site does
The Site publishes overview information about off-plan real estate projects in Dubai — districts, developers, indicative starting prices (“from $X”), and indicative yield ranges (for example, “~7–8% gross yield,” always marked as indicative). It also lets you submit a short quiz so we can prepare a personal shortlist of matching projects and follow up with you directly.
The Site is an information and lead-generation tool. It does not process property purchases, payments, or reservations online. Any transaction happens separately, directly with us and the relevant developer.
No offer, no advice
Nothing on the Site is an offer to sell or a solicitation to buy any property, and nothing on the Site is legal, tax, financial, or investment advice. Content is general information only. Before making any purchase decision, get independent legal, tax, and financial advice suited to your situation.
Pricing and availability
Prices, unit availability, payment plans, and handover dates are set by the developers of each project, not by us, and can change at any time without notice. Figures shown on the Site (including price-from figures and yield ranges) are indicative only — they are not a quote, a guarantee, or a binding offer. Always confirm current price, availability, and terms with us before relying on them.
Third-party names and trademarks
The Site refers to developers and project names (for example, Emaar and others) to identify the projects we present. These names, logos, and trademarks belong to their respective owners. The Site is not owned by, operated by, or affiliated with any developer named on it, and mentioning a developer or project does not imply their endorsement of the Site.
Acceptable use
You agree not to: misuse the quiz or contact forms (submitting false information, spamming); scrape or systematically extract data from the Site by automated means; or attempt to interfere with, disrupt, or gain unauthorized access to the Site or its systems. We may block access in response to misuse.
Limitation of liability
The Site is provided “as is.” We take reasonable care to keep information accurate and current, but we don’t guarantee it is complete, error-free, or up to date, since much of it depends on information supplied by developers. To the extent permitted by law, we aren’t liable for losses arising from reliance on indicative figures shown on the Site or from developer-driven changes to price, availability, or delivery timelines. Nothing here limits liability where the law doesn’t allow it.
Privacy
Our Privacy Policy explains what personal data we collect through the Site (including via the quiz) and how we use it. It forms part of these Terms.
Governing law
These Terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai. Any dispute arising from these Terms or your use of the Site is subject to the exclusive jurisdiction of the competent courts of Dubai.

Changes
